Inner Suburbs | Privatization | Space Repurposing
A national SME specializing in cybersecurity occupies an open-plan office of around thirty workstations in La Défense.
In a context of reorganization and strong growth, it must quickly relocate its teams to a more suitable environment, with a target capacity of around 50 workstations, while bringing certain storage and production activities back in-house.
The project is centered on a coworking center in Bécon-les-Bruyères, in the western inner suburbs of Paris, originally designed to host multiple companies and with the fit-out already nearly complete.
The challenge is to fully privatize the space and have the operator reconfigure it for single-tenant use, transforming it into a genuine managed office tailored to the company’s specific needs, quickly operational and within a controlled budget.
The project isn’t about selecting a new space, but about working with an existing solution that was already largely defined.
The challenge wasn’t to start from scratch, but to transform an existing solution to meet a need that had become more demanding, within a tight timeframe.
The teams needed to be brought together in an environment entirely dedicated to the company, while incorporating:
All of this with a need for just-in-time customization, involving partially reconfiguring the existing space, without disrupting the project’s overall balance.
The challenge: evolving a multi-tenant coworking space, designed to host several companies, into a single-tenant managed office, fully privatized, reconfigured, and customized by the operator to meet the company’s needs.
The engagement involved supporting the transformation of a space originally designed as multi-tenant coworking into a fully privatized, tailor-made managed office, balancing operational constraints, timeline, and budget.
Review of a space nearing completion and projection of future uses, flows, and specific constraints related to the company’s activities.
Adaptation of the layout: workstation organization, integration of production areas, creation of confidential spaces and reception areas.
Partial reconfiguration of the space to align it with the specifications.
Acting as the interface between the company and the operator to manage the project’s pace, accelerating or slowing down according to constraints, and securing the transformation from a multi-tenant space to a single-tenant managed office.
Close support for management, acting as an operational extension to streamline exchanges and secure progress.
Full privatization of the space and negotiation of the fit-out terms required for its transformation, factoring in the company’s specific constraints while staying within budget.
A growing area in the Paris inner suburbs, right next to Paris and western Greater Paris, offering a different balance from that of the established major business districts.
Bécon-les-Bruyères makes it possible to combine accessibility, adaptable floor space, and cost control, while staying connected to the company’s key flows.
This case illustrates how an existing coworking offering can be transformed into a genuine tailor-made real estate solution.
The value lies in the ability to adapt, privatize, and structure an existing solution, rather than systematically starting a new search for space.
Fit-out of 50 workstations in a fully privatized managed office in Bécon-les-Bruyères.
An existing coworking space transformed into a tailor-made single-tenant environment, incorporating operational areas, confidential zones, client-facing spaces, and the creation of a dedicated technical workshop.
Every situation comes with its own constraints. Making the right decision depends on understanding them correctly.
